Whether you decide to move in, rent or sell your new home, Concierge Living by SBI Realty can help you with your plans. From the installation of your flooring, closets, window treatments and painting to the rental management or sale of your unit, we here to service your needs.
Concierge Living is a professional interior decorating service selected to help you chose the finishes for your unit and install these “backgrounds” enabling you to “rent out” or “move in” to your new home. Concierge Living provides professionals to simplify the process and assist you with a fabulous build-out in less than 45 days, so that our SBI Management program can handle the rental or sale of your unit.
SBI Management has seasoned Brokers and Sales agents to work on your behalf by advertising and marketing your unit. We will negotiate your contracts and screen prospective renters. We will oversee your unit and allow you to be a landlord without the “headache” of management.
SBI Realty is the parent company for both Concierge Living and SBIR Management. SBI Realty is a full service Real Estate Company with over 100 seasoned professional agents ready to market and sell condos and homes in the Miami, Miami Beach and South Florida areas.

What is Concierge Living?
Concierge Living is a turnkey decorating service that can install the backgrounds (flooring, window treatments, painting and closets) to prepare your new unit for rent or sale, or upgrade your unit to a fully decorated and appointed home.
Who is SBIR Management?
SBIR Management is a branch of South Beach Investment Realty with 3 offices and over 100 qualified Real Estate professionals specializing in sales of condos and homes. SBI Management works with developers and homeowners to lease and manage their new homes.
How much will this cost?
The Concierge Living basic package will start at $25 per square foot. This will include: See the service package provided.
Can I include the cost in my mortgage?
Yes, there are several financing options for this. Please call us to speak with a financial advisor.
How long will the “build-out” take?
The build out of a basic package can be complete in less than 45 days after your closing and receipt of the TCO.
Do I need to be in Miami to work with Concierge Living or SBIR?
No. Many of our clients live all over the world. You can contact one of our coordinators by filling out the contact form provided. They will work with you on your choices to create a beautiful “build-out”, perfect for your new home.
How much of a deposit do I need to give Concierge Living?
A 20% deposit is required at the time of enrollment.
When do I pay the remaining 80%?
You will be required to pay the remaining 80% at the time of closing. If you include the build-out in your mortgage, you should not have any further out of pocket expenses.

Do I have to sign up my unit with SBIR Management to receive the Concierge Living Package?
No. However, all Concierge Living clients will receive a discount of 10% on their “build out” if they sign up with SBIR Management to rent and manage their unit, once it is complete.
CONCIERGE LIVING SERVICES will include the following in our premium build-out package:
FLOORING: Choice of One
A.24”x24”inch Porcelain in all living areas (choice of beigetone or goldtone) and Berber carpet in bedrooms (choice of beigetone or goldtone).
B.Engineered Wood in living areas (choice of bamboo, maple, cherry or mahogany)
and Berber carpet in bedrooms (choice of beigetone or goldtone).
CLOSETS:
A.Custom built to each unit in choice of white,maple or wenge wood color. Master
bedroom closet to include drawers, single and double hanging and shelving; linen
closets to include shelving.
WINDOWS: Choice of One
A.Roller Shades in either sheer weave or black -out (choice of beigeweave or goldweave).
B.Vertical Blinds (beigeweave or goldweave).
WALLS:
A.Benjamin Moore premium paint (2 coats: choice of ivory cream or butter cream
through out the apartment.
**Please note that deluxe upgrades are available which may include marble flooring, custom color apoxy flooring, custom draperies, faux wall finishes including Venetian plaster as well as total standard and custom furniture packages. Electronic packages are also available including acoustical sound systems and HDTV and plasma systems.
**Permits are required for all flooring by Miami-Dade County (the building requires soundproofing whereas waterproofing requirements for terraces are regulated by county code). All other work will be performed by licensed and insured contractors
